Age Is the Line, and It Sits at Thirty Years
The statutory coverage minimums apply statewide. Landmark Preservation reviews every primary structure in the city. Neither varies by neighbourhood.
What varies is the building's age, and it matters because of where the landmark threshold sits. A structure must be more than 30 years old, or exceptionally important, before it can be considered for designation at all. Below that line, demolition review is generally quick. Above it, staff assess whether the building meets at least three of ten criteria, and where they find potential the property is posted publicly for 21 calendar days.
The second variable is what the lot now supports. Zoning has changed across substantial parts of Denver, and on some parcels the land is worth more than a restored house.
